The agent who actually gets family life.

I'm Amie Czarnota — a Realtor® with eXp Realty, a mom of eight, and someone who has lived the reality of needing a home that actually works for a big, full, beautiful life.

I'm not going to show you a house and tell you it's perfect if it isn't. I'm going to ask about your mornings, your kids, your commute, and your dreams — and then I'm going to help you find the place that makes all of it possible.

I specialize in rural and small-town properties across Whitman County and Spokane County, Washington. From farmhouses with acreage to quiet neighborhoods where neighbors still wave — this is the part of the world I know best, because it's home to me too.

More than just a transaction — a home for every chapter of life.

The people and moments that make a house feel like home.

Family is the heart of how I understand real estate. These are the everyday reminders that a home needs to hold your people, your routines, your memories, and the season of life you are living right now.

"Home is where your family can be fully themselves, where ordinary days become the memories everyone carries with them."

I understand the chapters that change a family.

Before I ever became a Realtor®, I was a mom trying to make life work for a big family. I'm a mom of eight, so I know there is no one-size-fits-all family. Some families need bedrooms. Some need space for grandparents. Some need a quieter road, a shorter school drive, room for animals, or simply a place where everyone can breathe.

I have moved across state lines with everything I could fit in my car, and I have also driven the largest U-Haul available across the country. I know the excitement of starting fresh, and I also know the stress of packing, planning, second-guessing, and wondering if you are making the right choice.

For the last five and a half years, I have helped care for my elderly father-in-law. I earned my Home Care Aide certification because I wanted to give him the best care I could. That season taught me a lot about multi-generational living: accessibility, privacy, safety, caregiving routines, and how much the right layout can matter when several generations are living under one roof.

I value real people and honest conversations. I want you to feel comfortable telling me what is actually going on in your life, because the right home depends on the season you are in right now. Raising young kids, caring for aging parents, downsizing, relocating, needing more space, or looking for more peace all deserve to be handled with care.

A home should fit the life you are living, not just look good in photos.

There's something about land
that changes everything.

People don't move to Eastern Washington for the nightlife. They come because they're tired of feeling crowded. They want their kids to run outside. They want to breathe. They want a home that costs less and gives more.

Rural homes in Whitman County and Spokane County offer what most people spend their whole lives looking for — space, quiet, community, and the kind of slow mornings you actually remember.

And the cost of living? You might be surprised what your money can do out here.

🌾 More space for less money

Acreage, outbuildings, gardens, room to breathe — rural Eastern Washington gives you more home for your dollar than nearly anywhere in the state.

🏘️ Real community

Small towns in Whitman County aren't just a location. They're neighbors who show up, local events that matter, and roots that actually take hold.

🌅 A different pace of life

Mornings that are quiet. Evenings on the porch. Kids outside until dark. This is a lifestyle — and once you have it, you don't go back.

🚗 Still connected

Rural doesn't mean remote. Many small towns in this region are within easy distance of Spokane, Pullman, and major services — the best of both worlds.

It's the little things that add up.

People romanticize rural living. But the ones who actually move here? They'll tell you it's not romantic — it's just good. Here's what day-to-day life looks like in communities like Pullman, Colfax, Tekoa, and Palouse, Washington.

The coffee shop knows your order

In a small town, you're not a stranger for long. These are communities where people remember your name and your kids' names.

🌿

Your backyard is your sanctuary

A garden. A fire pit. Room to park the trailer. Space for the dog. Rural homes in Eastern Washington offer outdoor living that city lots simply can't match.

🏫

Schools where teachers know your child

Small class sizes, involved parents, and communities that take their schools seriously. It's one of the most common things families mention after they move.

🔑

You can actually afford to own here

Homeownership feels possible in rural Washington. That's not a sales pitch — it's just reality. Come see what your budget can actually do out here.

🌾

The landscape is part of the life

Rolling Palouse hills, wheat fields, big open skies. The scenery in Whitman County isn't a backdrop — it's something you wake up to and never quite get over.

🤝

People still show up for each other

Casseroles when you're sick. Help when you move. A wave from every car on a dirt road. This is what community looked like before it became a hashtag.

This lifestyle isn't for everyone.

I'm not going to sell you a dream that doesn't fit your life. Part of being a trustworthy agent is helping you figure out whether rural living is actually right for you — before we start looking at homes.

Here's my honest take:

Rural living might NOT be for you if...

  • You need walkable access to restaurants, nightlife, and urban amenities every day
  • A 20–30 minute drive for groceries would genuinely bother you
  • You thrive on the energy and pace of city life
  • You're not ready to maintain a property, land, or well/septic systems
And that's okay. I'll still help you find something in Spokane County that fits your actual life. Honest guidance matters more to me than closing a deal.

This IS for you if...

  • You want your kids to have space to run, explore, and just be kids
  • You're ready to slow down and stop rushing through your own life
  • You want to actually afford your home without stretching yourself thin
  • You've been dreaming about a garden, some land, or a front porch with a view
  • You want neighbors who know your name and community that feels real
  • You're tired of feeling like you're always behind and just want to catch your breath

"Amie came in under an extreme time crunch and helped relieve so much stress between my lender and I. She had a clear, well thought out plan and was extremely responsive whenever I had questions. She is kind and compassionate yet still driven to create the best outcome. She never treated me like I was just a client — she treated me with dignity and took pride in her work. Compassion goes a long way. 10/10 would recommend!"

"Amie was great to work with selling my first house. Her communication is direct and always timely. She was very organized and professional. I would recommend Amie to anyone looking to buy or sell in her area. Thank you, Amie!!"
— First-Time Seller, Eastern Washington
★★★★★
"I've worked with a lot of real estate professionals over the years—both personally and professionally—and I can say without hesitation that Amie is truly one of a kind. Calling her a realtor almost feels incomplete. She's part strategist, part problem-solver, and part magician. When our situation presented challenges that might have discouraged others, Amie approached them with creativity, determination, and an incredible ability to think outside the box. Her marketing strategy was so effective that our home—and our small town—received national attention once again. What impressed me most, though, wasn't just her expertise. It was her heart. Amie genuinely cares about the people she serves, and that passion shines through in every conversation, every showing, and every detail she manages behind the scenes. She never treated our transaction like just another sale; she treated it like it mattered because it mattered to us. In the end, the perfect outcome found its way to us. A local buyer who will love and appreciate this home as much as I have will soon be calling it their own, and I am incredibly grateful for the role Amie played in making that happen. I cannot recommend Amie highly enough. She is an exceptional realtor, an advocate for her clients, and a true gift to our community."
— Seller, Tekoa, Washington
★★★★★
"Working with Amie has been an absolute pleasure from start to finish. She is knowledgeable, professional, responsive, and incredibly patient. Throughout the entire process, she took the time to explain every detail, answer our questions, and make sure we felt confident in every decision we made. What truly impressed us was her ability to sell our home in just 6 hours after it was listed. Her expertise, marketing strategy, and attention to detail exceeded all of our expectations. This move has been a big one for our family. We truly thought our current home would be our forever home, so deciding to make a change wasn't easy. Amie understood that and guided us through the process with kindness, honesty, and encouragement. Not only did she help us successfully sell our home, but she is now helping us purchase our dream home as well. Buying and selling a home can be stressful, but Amie made it feel manageable and exciting. We always felt like we had someone in our corner who genuinely cared about our family's goals and future. If you're looking for a realtor who is hardworking, trustworthy, and truly invested in her clients, we highly recommend Amie. We are so grateful for everything she has done for our family and couldn't imagine going through this process with anyone else."

Buying a Home
Buy Smart. Stress Less.

Everything you need to know before, during, and after you buy — from getting pre-approved to getting your keys.

"I believe buyers deserve clarity, honesty, and an advocate who stays calm when things feel overwhelming. You will never feel rushed or uninformed working with me."
— Amie Czarnota, Realtor® · eXp Realty

Step by step — no surprises.

Purchasing a home can feel overwhelming. My job is to make it clear, manageable, and even enjoyable. Here's exactly what happens from our first conversation to the day you get your keys.

1

We Meet & Talk Through Your Goals

This first step is about connection, clarity, and alignment. We talk through your goals, timeline, and what matters most to you in a home. No pressure — just an honest conversation.

2

Sign the Buyer Representation Agreement

This agreement allows me to legally represent you as your buyer's agent — giving me authority to show homes, negotiate on your behalf, and fully protect your interests throughout the process.

3

Get Pre-Approved with a Lender

Before touring homes, you'll connect with a lender to get pre-approved (unless you're paying cash). This confirms your buying power and helps us set clear expectations for your search.

4

Start Your Home Search

You'll save homes you love online and send them to me. I'll set you up in my professional system and send matching listings daily. Together we'll narrow options and move intentionally when the right home appears.

5

Submit a Strategic Offer

Your offer is crafted using real market data — not guesswork. I evaluate comparable sales, market conditions, property demand, and seller motivation to build the strongest possible offer.

6

Earnest Money Deposit

Once your offer is accepted, you'll submit an earnest money deposit showing the seller you're serious. These funds are held securely by escrow and applied toward your closing costs.

7

Inspections & Contingency Period

A licensed inspector reviews the home for any concerns (typically Home, Pest, Sewer and Roof). Inspection costs range from $600–$1,100. I guide you through every finding so you feel informed and protected.

8

Appraisal & Home Insurance

Your lender will order an independent appraisal to confirm the home's value supports the purchase price. You'll also secure home insurance — required before closing.

9

Final Walk-Through & Signing Day

You'll do a final walk-through to confirm the home is in the agreed condition. Then you sign your final documents, your lender funds the loan, and the county records the transaction.

🔑

Get Your Keys — Welcome Home!

Once recording is complete, you're officially a homeowner. Time to celebrate the start of your next chapter.

Understanding your loan options.

Before you can tour homes, you need to know what you can afford. Here's a plain-language breakdown of the most common loan types available to buyers in Washington State.

Pre-Approval (recommended)

  • Lender verifies your credit, income & assets
  • Gives you a specific loan amount

  • Based on self-reported information
  • No credit check required
  • Gives only a general estimate
  • Does not guarantee loan approval
  • Not as strong in a competitive market

What not to do during the process.

Once your offer is accepted and you're working toward closing, keep your financial situation as stable as possible. Even small changes can impact your loan approval.

Moving to Whitman County or Spokane County?

Relocating is about more than finding a house.

Guidance for families moving into rural and small-town life across Whitman County and Spokane County.

Finding the town, rhythm, and home that fit your family.

Moving to a small town or rural community can feel exciting and a little unknown at the same time. You may be wondering which town fits your family, how far the grocery store really is, what the schools feel like, or whether country living is as peaceful as it looks from the road.

I help families look at the whole picture: the house, the land, the commute, the school rhythm, the cost of living, and the community around it. A place can check every box on paper and still not feel right for your day-to-day life. That is why I slow the process down enough to ask real questions.

Whitman County and Spokane County each have their own personality. Pullman, Tekoa, Colfax, Palouse, Spokane Valley, Cheney, Medical Lake, Deer Park, and the smaller communities in between all offer something different. The right fit depends on how your family lives, works, learns, and rests.

The goal is not just to get you moved. The goal is to help you land somewhere that feels like it can hold the next chapter of your life.

Small-town lifestyle

We talk through what daily life really looks like, from neighbors and local events to how quiet you want home to feel.

Cost of living

Your budget may stretch differently here. I help you compare the home, taxes, utilities, maintenance, and travel time.

Schools and family life

For families, school culture, activities, childcare, and support systems matter just as much as square footage.

Commuting

Country roads, winter weather, work schedules, and errands all matter. We look honestly at drive times before you choose.

Acreage and country living

Land can be wonderful, but it comes with practical questions about access, fencing, outbuildings, animals, and upkeep.

Wells and septic

Rural homes often have systems that city buyers have never had to think about. I help you know what to ask and inspect.

Local communities

Every town has its own pace. Some feel tucked away, some feel connected, and some offer a little of both.

The right town for you

First-time buyers, relocating families, retirees, and multi-generational households often need very different things.

Thinking about moving here?

Let's talk before you start guessing from a map. I can help you sort through towns, drive times, schools, acreage, and the kind of day-to-day life you want.

Your Complete Guide

Selling a Home
Sell Smart. Stress Less.

What to expect, how to prepare, and what no one tells you about selling a home — from strategy to closing day.

"Selling at the highest level isn't about doing more. It's about doing the right things, in the right order, with precision. Every home is different — and strategy matters more than checklists."
— Amie Czarnota, Realtor® · eXp Realty

How your home enters the market matters most.

Before your home ever goes live, the focus isn't on marketing — it's on strategy. How your home enters the market determines how buyers perceive value, urgency, and opportunity. Homes don't sell because they're listed. They sell because they're positioned correctly from day one.

🎯 Positioning

Where your home fits within the current market — how buyers are behaving right now, what creates demand vs. resistance, and how pricing and concessions support leverage. Getting this right from the start prevents overpricing, price chasing, and missed buyer pools.

📸 Presentation

Professional photography, drone footage, 3D virtual tours, and cohesive branding across all marketing materials. How buyers experience your home online determines whether they walk through the door.

🤝 Negotiation

When offers arrive, I help you understand not just what the offer says — but what it really means. I protect your bottom line, minimize unnecessary concessions, and keep emotions out of decision-making.

From listed to sold.

Phase 1 — Consult, Price & List

  • Initial consultation & home walkthrough
  • Comparative Market Analysis (CMA)
  • Strategic pricing discussion
  • Sign listing agreement (digitally)
  • Pre-listing preparation guidance
  • Coordinate cleaning, repairs, staging
  • Schedule professional photography & drone
  • 3D Matterport virtual tour

Phase 2 — Launch & Market

  • MLS activation & online syndication
  • Zillow, Realtor.com, Trulia listing
  • Social media campaigns (FB, IG, LinkedIn)
  • Targeted paid digital advertising
  • Agent network promotion
  • "Just Listed" neighborhood mailings
  • Custom property flyers & brochures
  • Open house scheduling & management

Phase 3 — Showings, Offers & Negotiation

  • Manage all showing scheduling
  • Collect & review buyer feedback
  • Review all offers together
  • Analyze price, terms, timelines & concessions
  • Negotiate counteroffers strategically
  • Execute the accepted contract

Phase 4 — Under Contract Through Closing

  • Open escrow & coordinate earnest money
  • Manage inspections & appraisal
  • Negotiate repairs or credits
  • Track all contingency timelines
  • Final walk-through coordination
  • Review closing documents & figures
  • Closing day — funds released, keys transferred

Price it right the first time.

There are five key ingredients for successfully selling your home: price, location, condition, terms, and the current market. Of these, price is the one you control most — and it matters most on Day 1.

Priced at or below fair market value

  • Creates competition among buyers
  • Home moves faster
  • Can generate multiple offers
  • 75–90% of potential buyers will see it
  • Agents will show it confidently

Priced above fair market value

  • Buyers skip it online (outside their range)
  • Agents reject the price and don't show it
  • Sits on market — creates stigma
  • Only 10–30% of buyers will even look
  • Often leads to price reductions anyway

Momentum isn't accidental. It's built intentionally. I prepare a full Comparative Market Analysis (CMA) so we choose a strategic price based on real current data — not guesses or online estimates.

A strategic tool — not a giveaway.

Sometimes the strongest offer is not just the highest number. Timing, repairs, closing dates, contingencies, buyer strength, and seller goals all matter. My job is to help you understand each option clearly so every decision supports your real bottom line.

Why terms matter

  • Expands the pool of qualified buyers
  • Makes your home more competitive
  • Reduces back-and-forth negotiation
  • Helps offers come together smoothly
  • Can support your move-out timeline and next purchase

What I do to protect you

  • Evaluate buyer strength and financing
  • Structure every response intentionally
  • Keep focus on price, terms & timeline
  • Explain tradeoffs in plain language
  • Nothing is agreed to without your approval

How we keep it grounded

  • Review every offer side by side
  • Compare likely net proceeds and risk
  • Talk through repairs, timelines, and contingencies
  • Stay calm when emotions run high
  • Strategy — not pressure — drives every recommendation
