The Buying Process
Purchasing a home can feel overwhelming. My job is to make it clear, manageable, and even enjoyable. Here's exactly what happens from our first conversation to the day you get your keys.
This first step is about connection, clarity, and alignment. We talk through your goals, timeline, and what matters most to you in a home. No pressure — just an honest conversation.
This agreement allows me to legally represent you as your buyer's agent — giving me authority to show homes, negotiate on your behalf, and fully protect your interests throughout the process.
Before touring homes, you'll connect with a lender to get pre-approved (unless you're paying cash). This confirms your buying power and helps us set clear expectations for your search.
You'll save homes you love online and send them to me. I'll set you up in my professional system and send matching listings daily. Together we'll narrow options and move intentionally when the right home appears.
Your offer is crafted using real market data — not guesswork. I evaluate comparable sales, market conditions, property demand, and seller motivation to build the strongest possible offer.
Once your offer is accepted, you'll submit an earnest money deposit showing the seller you're serious. These funds are held securely by escrow and applied toward your closing costs.
A licensed inspector reviews the home for any concerns (typically Home, Pest, Sewer and Roof). Inspection costs range from $600–$1,100. I guide you through every finding so you feel informed and protected.
Your lender will order an independent appraisal to confirm the home's value supports the purchase price. You'll also secure home insurance — required before closing.
You'll do a final walk-through to confirm the home is in the agreed condition. Then you sign your final documents, your lender funds the loan, and the county records the transaction.
Once recording is complete, you're officially a homeowner. Time to celebrate the start of your next chapter.
